Many people are curious about buying property at wholesale pricing but are hesitant to ask their REALTOR.

There are at least 3 ways to buy properties at wholesale.

1. Buy at auction
2. Buy bank owned properties
3. Buy short sales

I am part of an investment club that buys properties at auction. It is not easy to buy foreclosed properties at auction on your own, and quality information about auctions is very hard to come by. Currently in the Portland metro area 80 to 90% of the properties scheduled to sell at any given auction get postponed or cancelled. You also need to have cash to buy these properties. My investment club provides short term loans to qualified buyers so that they can bid at auction. We also go to the auction with you or for you.

Buying bank owned or REO properties means that you buy the property that the bank took back through foreclosure. I have sold about 20 bank owned and HUD properties, and you can buy these properties at 10 to 20% off of retail. Many of these properties are fixers, and you can get an even better deal on these properties if they are not eligible for bank or FHA financing. Once again, private loans are available for these types of transactions.

A short sale occurs when a individual owner is selling a property for less than the amount of his or her loan. This is a pre-foreclosure transaction. Banks are very open to taking a small loss by doing a short sale because the foreclosure process can cost up to $50,000. I recently worked with a buyer who has negociated a 15% discount off of asking price for a short sale.

You have to write bold offers with short sales and bank owned properties, so be BOLD.
