Duplex Pocket Listings
Pocket listings are listings that are not sold via the Multiple Listing Service (MLS). Sometimes sellers do not want to publish their listings to the MLS, Zillow, Trulia, Craigslist or other Real Estate Websites because they want to keep the listing more private. Owners of duplexes or other multi-family properties do not want to alarm tenants by listing a property in the MLS or by putting up a for sale sign, even though in many cases the only change to the tenant is a new address for the rent check.
We sell a lot of multi-family property, and we have several "pocket listings" of multi-family property. Here are two examples:

The duplex at 14817 SE Rupert is currently under construction. The photo is of a similar property that is one block to the west. The builder is willing to discount the duplex to a price of $420,000 if the buyer will procure construction financing. The specs of the duplex are as follows:
