 The Gregory Condos- Modern Charm

The Gregory Condos are located in Portland’s popular Pearl District neighborhood on NW 11th Avenue between Flanders and Glisan. The Gregory includes 133 residential units and retail spaces on the ground floor. There is a below ground parking garage for the exclusive use of the residents and a beautiful community rooftop deck on the fifth floor. The Gregory is a gorgeous building with fluid lines, curved windows and beautiful iron work on the balconies. This is a stark contrast to the interiors of the condos here as they are very modern.

The Gregory was completed in 2001 and has been wildly popular since. The location is argued as one of the best in the entire city. It is in the heart of Portland’s Pearl district, right on the streetcar line. Access to the freeway is easy as it is just up NW Glisan Street. Walking and biking are common in the Pearl District and the Walkscore at the Gregory is a 99. There are lots of local businesses in the ground floor retail, including shops and restaurants. Verdun chocolates is located in the Gregory and imports exquisite chocolates from Lebanon. These chocolates make a great unique gift!!

Currently there 9 condos for sale in the Gregory ranging from $439,000 up to $1,129,900 with an average price of $532 per square foot. The condos currently for sale in the Gregory have been on the market for 51 days on average and are 1267 square feet in size. In the past 6 months 2 condos have sold in the Gregory ranging from $464,900 up to $895,000 with an average of $602 per square foot. The sold condos were on the market for around 6 days and were on average 1130 square feet in size. This building has stayed high in value mostly due to its great location and functional condos. The condos in the Gregory range from 742 square foot studios to 3334 square foot penthouse condos. These condos are true lofts with open floor plans, exposed ductwork and interesting bedroom layouts. Large windows and balconies add to the loft feel of the condos here as well. It is an interesting contrast to the curved corner windows and art nouveau feel of the exterior and lobby of the building. The lobby itself is quite impressive with a beautiful clock and stone floors. It feels like a European train station.


Location and charm are what draw folks to the Gregory and for a condo building it has a very private feel. Living in the Gregory allows residents to walk to great restaurants, coffee houses and shops. There is a great park close by, Jamison Square, where you will see lots of families and dogs playing in the water feature. This is one of the most beautiful and well-designed condo buildings in the Pearl District and stands 12 stories high giving residents on the 5th floor and higher amazing views. Many other buildings in the Pearl are less than 5 stories and the Gregory was one of the first newer condo projects in the Pearl that was higher than 4 stories when it was built in 2001. I was working in the Pearl district in 2000 when construction began on the building and it was a thrill to watch this amazing building take shape and follow the retailers that have called the Gregory home for many years now.
